Balboa Island: charm with logistics
The Island's storybook cottages sit on some of OC's narrowest streets, and many homes load through rear alleys. Moves here are absolutely doable — we do them regularly — but they're planned moves: smaller vehicles, staged carries, and timing that respects the one bridge on and off. Life on the Island repays the effort daily.
Balboa Peninsula: beach-house energy
Peninsula living puts you between the bay and the break, often in classic beach duplexes and condos. Summer move-ins compete with beach traffic and scarce parking, so we favor morning starts. Expect stairs, and expect to love living here anyway.
Corona del Mar: village scale, estate finishes
CdM mixes walkable 'flower streets' cottages with bluff-side homes over the harbor. Furniture here tends to be beautiful and occasionally enormous — we've walked plenty of white sofas down plenty of steep driveways. Floor protection and patience are the CdM playbook.
Newport Coast & Crystal Cove: the long driveway league
Gated communities, larger estates, and moves that reward planning: HOA notice, driveway staging, and crews sized for homes where the primary suite is a 90-second walk from the truck. This is white-glove territory, and it's some of our favorite work.
Eastbluff, Westcliff & the Port Streets: family Newport
Inland Newport is where the school-district moves happen — single-family neighborhoods with sane driveways and garages that hold a decade of family life. These are our fastest Newport moves, and mid-week slots make them even smoother.
